Preparing an apartment for sale does not have to mean a full renovation. In many cases the biggest change comes from the basics: less visual clutter, better light and a few repairs that should not have been postponed for so long.
It helps to look at the flat as if you were seeing it for the first time. If the hallway is crowded, the kitchen worktop is packed with everyday items and the living room is dominated by very personal details, the listing will feel heavy in photos. Buyers are not looking for someone else’s routine. They want to see a place where they can picture their own.
Visible defects are also worth fixing before launch. A loose handle, yellowing silicone near the bathtub, a broken light point or doors that do not close properly may sound minor, but they affect the overall impression. And that first impression has a direct impact on how the asking price is received.
Before the photo session, keep the framing consistent. Open the curtains, switch on the lamps, clear the counters and make the beds properly. The goal is not a staged catalogue interior. It is a clean, believable version of the apartment that feels ready.
Then there is the atmosphere during viewings. Fresh air, a comfortable temperature and a neutral scent usually work better than any rushed decorative trick. Small details often decide whether a buyer remembers the property as well kept.
